New Dwelling Alternatives

Flexible Housing in Benimaclet, Valencia
"Knit the Stitch"

The site | Benimaclet neighbourhood in Valencia is characterized by small businesses, intense social contacts and a feeling toward the land. The site is located between the historic centre of Benimaclet and “la huerta”, surrounded by buildings of different urban plannings and the Northern Bypass of Valencia.
Growing System | A kind of a mat-building - a uniform fabric that covers the entire site and can be extended to a certain extent. The system rigidity is reduced by playing with the topography of the green spaces, the density and concentration of the built volumes.
Uses, Management and Internal Rules | The mix of uses at levels 0 y 1 as the life in the narrow streets, green spaces and small-scale urban gardens are some of the objectives for the proposed link with the neighborhood. So the spaces have not a predefined use, but function as volumes for rent. The figure of the MANAGER is needed to build and modify spaces and mediate between users.
Volumetric Mesh and Possibilities | The proposed spatial superstructure hosts building services channels and define volumetric cells. Each cell has 2 bands of possible facilities - such as bathrooms, kitchens, closets, laundry rooms or stairs. There are internal rules to fulfill correct lighting, ventilation and accessibility. The construction is of prefabricated elements for quick and easy assembly and disassembly. All the furnishings and finishes can be chosen through a catalogue by the users.
